License agreement templates

I'm about to release one of my Unity projects as a beta and if that goes well, I'm might try to sell it. Google brings up a bunch of different sites when looking for Eula templates but I was wondering if there are any reliable sites (or other resources) that people use to design a Eula. I might not release the program commercially so I don't want to go to the expense of hiring a lawyer but I'd also like some rudimentary protection in case someone sprains their ankle on a balance board. If you're putting your free beta on the Unity Asset Store, then you'll be using the Asset Store Terms of Service & EULA.

I would say this is what most people work with.

 

Thanks for answering. My project is not for the Asset store but it isn't really a game. It is more of an application. I'm just planning on hosting it on my website.
